Dutchess County Real Estate Market Update November 2025

The Dutchess County market continued its steady climb in November 2025, posting stronger pricing, faster market movement, and a solid number of closed sales despite slightly fewer new listings coming to market. Below is a clear view of how the month performed and what it signals for buyers and sellers heading into year-end.

Pricing Strength Remains the Defining Story

November delivered another month of year-over-year price growth.

• Median Sold Price increased 10.98% compared to November 2024, rising from $432,500 to $480,000.
• Average Sold Price climbed 12.07%, reaching $581,650.
• Median List Price for sold homes rose 11.89%, while Average List Price rose 11.58%.

Strong Buyer Activity, Even with Fewer New Listings

Despite a 3.68% decline in new listings, buyers remained motivated:

203 homes sold, up 11.54% from last year.
• Year-to-date sold listings show a slight dip, but month-over-month strength reflects healthy demand.

Sellers entering the market now continue to benefit from motivated buyers and competitive pricing.

Homes Are Selling Faster

The pace of the market improved meaningfully:

• Median Days on Market dropped from 42 to 33 days (a 21.43% improvement).
• Average DOM decreased 16.67%, from 60 to 50 days.

Well-priced homes continue to move quickly, even as we approach the winter season.

Inventory Patterns Support a Light Seller’s Market

The November report shows:

• Months Supply of Inventory staying mostly below the five-month threshold for much of 2025.
• The highest concentration of active listings in the $300,000–$499,000 range, with limited availability under $300,000.

Lower-priced segments remain especially competitive due to tight supply.

What This Means Heading Into Winter

Seasonality typically softens activity in late Q4, but November’s performance shows:

• Buyers are still active.
• Prices remain elevated.
• Homes priced correctly are selling quickly.

Sellers considering a winter or early-spring listing can move forward confidently. Buyers should stay alert and prepared, as competitive homes continue to move.
