What Does Your Zestimate Really Mean?

If you’ve ever looked up your home on Zillow, you’ve probably seen a number pop up next to the word “Zestimate.” It’s tempting to take that number as the gospel truth of your home’s value—but should you?

The short answer: Not really.

While Zestimates are designed to give homeowners a rough idea of their property’s worth, they’re often wildly inaccurate—either too high or too low. Understanding why can help you avoid common pricing pitfalls, especially if you’re thinking about selling your home.


How Does Zillow Calculate a Zestimate?

Zillow’s Zestimate is an automated valuation model (AVM) that pulls public data, recent sales, and user-submitted information to estimate a home’s value. Sounds high-tech, right? The problem is that these estimates are often based on incomplete or outdated data—and they don’t account for the unique qualities that make your home special.

Here’s why Zestimates can be way off:

1. Zestimates Don’t Account for Market Trends

Real estate markets change constantly. Zestimates rely on historical data, but they don’t react to current local trends—like buyer demand, interest rates, or seasonal fluctuations—that affect home values in real-time.

2. They Rely on Faulty Data

If your county tax records are outdated or if Zillow’s algorithm doesn’t have recent sales data for comparable homes, your Zestimate could be way off the mark. Plus, it doesn’t factor in things like renovations, home condition, or curb appeal.

3. No Consideration for Unique Features

Even Zillow admits that their Zestimates are just a starting point. In many areas, the margin of error can be 5% or more—which means your home could be tens of thousands of dollars off from its true market value.
