As we approach the midpoint of 2025, the Dutchess County real estate market continues to exhibit signs of resilience and adaptability. May's data reflects a market that's finding its equilibrium, with nuanced shifts offering insights for both buyers and sellers.

  • New Listings: 408 properties entered the market in May, a slight uptick of 1.24% compared to May 2024.

  • Closed Sales: 190 homes were sold, marking a 6.86% decrease year-over-year.

  • Median Sold Price: $450,000, representing a 2.27% increase from the previous year.

  • Average Sold Price: $526,705, down 11.44% compared to May 2024.

  • Median Days on Market: 33 days, a marginal increase from 32 days last year.

  • List-to-Sale Price Ratio: 99.5%, indicating homes are selling close to their listing prices.


🏡 Inventory and Pricing Trends

The market saw a total of 1,158 homes for sale in May, a 6.7% increase from April 2025. Notably, the inventory of 3-bedroom homes rose by 11.9%, while 5-bedroom homes saw a 13.6% increase. This growth in inventory provides more options for prospective buyers and indicates a shift towards a more balanced market.

The significant increase in prices for larger homes, especially 5-bedroom properties, suggests a growing demand for spacious residences in the county.


⏱️ Days on Market

Homes are selling relatively quickly, with 47% of properties sold within 30 days. An additional 35% sold between 30 to 90 days, and 18% took over 90 days to sell. This indicates a healthy market pace, with nearly half of the homes moving swiftly.

  • For Buyers: The increase in inventory, especially among larger homes, provides more choices. However, with prices for spacious homes on the rise, acting promptly is advisable.
