As we wrap up the first quarter of 2025, the Dutchess County real estate market continues to show dynamic movement, marked by rising prices and subtle shifts in buyer and seller behavior. For those considering a move or investment in the area, here’s what you need to know from the latest data. See full report here.
1. Listing and Sales Activity
New listings in Dutchess County dropped slightly to 664, down from 685 in Q1 2024—an overall 3.07% decrease.
Sold listings also saw a modest decline, totaling 512, compared to 527 a year earlier, reflecting a 2.85% dip in year-over-year sales.
These numbers indicate a relatively stable market, albeit with slightly less activity compared to the same time last year.
2. Home Prices on the Rise
The median list price of homes sold in Q1 2025 surged to $469,000, up from $415,000—a 13.01% increase.
This jump underscores the strength of the market, fueled by buyer demand and limited inventory.
For sellers, the rising prices make this an excellent time to list your property. With fewer new listings hitting the market, well-prepared homes are likely to attract strong offers, often quickly.
For buyers, navigating a market with appreciating values means acting decisively. Partnering with a knowledgeable real estate professional can make all the difference in securing the right home at the right price.
As we move into the spring market, traditionally one of the most active real estate seasons, all eyes will be on inventory levels and whether the trend of rising prices continues. Whether you're buying, selling, or simply watching the market, staying informed will be key.
