New listings in Dutchess County dropped slightly to 664, down from 685 in Q1 2024—an overall 3.07% decrease.
Sold listings also saw a modest decline, totaling 512, compared to 527 a year earlier, reflecting a 2.85% dip in year-over-year sales.
These numbers indicate a relatively stable market, albeit with slightly less activity compared to the same time last year.
2. Home Prices on the Rise
The median list price of homes sold in Q1 2025 surged to $469,000, up from $415,000—a 13.01% increase.
This jump underscores the strength of the market, fueled by buyer demand and limited inventory.
